Current Limitations and Future Plans

Note that our app has some limitations and there is areas for improvement. Here's what you need to know:

• The price calculated by our app is fixed for the whole year and does not take into account seasonal trends. However, this can be an advantage as it simplifies the pricing process for hosts and ensures that customers know what to expect when booking your listing.
• The app is updated frequently, but users may need to recalculate their listing price from time to time. This is particularly important to to follow inflation rates change.
• I am working to improve the accuracy of the predictions. New input features may be included in the next future.

Currently the out of sample R squared is equal to 0.55 (for the secon version). Both two of the versions of the web app employ a random forest that averages 700 decision trees.
